A conditional use grant is the signed agreement between the Village and the applicant and/or property owner that outlines operational, site plan, and design requirements that are recorded with the Register of Deeds Office at Waukesha County.
Chapter 40 contains the Land Development/Zoning Code for the Village of Pewaukee. This section lays out each zoning district and the permitted uses by right, allowable conditional uses, property setbacks, and offsets for each of the zoning districts. Please review Chapter 40 of the Village of Pewaukee Municipal Code to determine if your project, remodel or building concept falls within code requirements or needs Plan Commission approval.
Public Hearings are required for items such as a rezoning application, conditional use grant application, and land use plan amendment application.
Miscellaneous items needing Plan Commission approval that do not need a conditional use grant are certified survey maps, site plans, architectural plat approval, sign code waivers and developer’s agreement, etc.
Sign Permits are required for all signs and the size of a sign determines whether the permit needs to be heard by the Plan Commission. The sign code is laid out in the Village of Pewaukee Municipal Code, Chapter 70. If a proposed sign exceeds the allowable size, the application would have to be reviewed and approved by the Plan Commission. If the size is within the limit per the property zoning, staff at the Village Hall may be able to approve your request.
Temporary signs are not allowed in any public right-of-way.
A professional services reimbursement agreement and a digital copy of the request are required for all applications.

The Village of Pewaukee has a diligent planning process in place to guide the development of the Village. The Village provides planning services, code enforcement, and building inspection services through a combination of contracted services (Consulting Planner, Consulting Engineering and Building Inspection Services) and Village staff.
All businesses need to complete and return a Business Plan of Operation form which is reviewed by Village staff to determine the proposed use.

- If the proposed project falls under a conditional use refer to the conditional use grant application and submit it to be placed on the Plan Commission agenda.

- All applications must accompany a services reimbursement form.
Determine whether you need to apply for a Sign Code Waiver.

- Review chapter 70 of the Municipal Code, find the zoning of your property, and review the code for size requirements, permitted signs, illumination standards, etc.
- If your sign size and design are within what is allowable by code fill out the sign permit application and return to Village Hall.
- If your sign size and design are not within what is allowable by code fill out the miscellaneous application.
